Damaged Flashing

Our customer reported that water was entering the utility room. We found that a damaged flashing above a polycarbonate roof was allowing rainwater to get into the gap where it then travelled some distance before entering the property.

We treated the brick work and resealed the flashing to prevent further ingress of water which stopped further leaks into the utility room.

As part of the service, we checked the flat roof on the ground floor bathroom and found the roof to be in very poor condition. Further investigation showed water leaking into the ceiling space which would have eventually passed through the insulation into the bathroom. As the property was to be sold the customer ordered a new rubber roof from us which the new owners are very happy with.
